If you have a children, I recommend foreigner school area.
I presented school area on this paper.
Many foreigner families inhabit near foreigner school area like younhee-dong.

Itaewon is convenient to live because there are many shops for foreigner.
If you stay sort time, It is convenient area.
If you are not US. Armed Forces, I do not recommend Itaewon.
Your opportunity that you contact the South Korea may decrease.
and the people in that area may be thought that the USA culture is Korean culture.

I recommend area of any subway station.
You can go all Seoul through subway.
Subway is route that citizen uses most.
Subway train pass Gangnam, Youngdungpo, Sinchon, Hongik, Ulziro, Dongdamun, Jamsil.

Do not inhabit on Seoul Station surrounding.
If it is no need work every day in local country side, traffic division HABITAT is inconvenient area.
Line 1 that pass Seoul Station was behind, and transit is uncomfortable.

If you are young, I recommend good area to meet with South Korea friends.
It is Gangnam, Sinchon, Hongik, Daehakro area.

If you are interests in new korean independent music culture, I recommend Hongik area.
independence band, club etc. is on Hongik Univ surrounding.
Large majority of young persons' meeting is in Sinchon, Hongik, Daehakro
Interesting meeting, marvelous cafe etc. is in Sinchon, Hongdae, Daehakro

If you like sports, I recommend river side.
You can do running, inline skate, cycle in river side.
I saw foreigners who exercise regularly in river side.
You can see korean people who enjoy much leisures in river side.

Do not fear that you live in area which many korean live.
Most area in city is very safe, and traffic is convenient.
Many korean want to inhabit in big apartment area.
There are shopping center, health club, hospital, etc.

What major residential areas, is foreigners Inhabit in?

In the past, residential areas for foreigners were centered around foreign embassies.
But, as a result of Korea's rapid internationalization,
today foreigners can be found residing in various areas.

Residential areas for foreigners are becoming ever more diverse.
Expatriate housing usually features spacious living rooms, ample parking, space for entertaining, and attractive views.
In addition, expatriate housing is usually furnished with basic amenities, such as separate dining room and kitchen, built-in cupboards, refrigerator, dishwasher, and gas range and oven. Many expatriate residences are now wired for high speed Internet services.

Yongsan-gu Itaewon

US military stay this area more than 50 years.
American soldier and Americans inhabit much.
now a days It is designated tourist zone, Itaewon is famous for shopping, with a diverse range of shops offering leather apparel, clothing, and other unique goods.

Yongsan-gu Ichon-dong

A large number of Japanese nationals live in this neighborhood of small parks and shops. Apartments are always in great demand in Ichon-dong.

Yongsan-gu Hannam-dong

A significant number of foreign diplomatic missions are located in Hannam-dong, UN Village has many large single-family houses and expensive villas.


Located northwest of Korea's capital, Seoul, Yeonhee-dong is a quiet residential area mostly situated on the hill stretched from surrounding mountains such as Ahnsan and Bukhansan. The area is considered to be one of the best residential area for expatriates having children attending Foreign School which is located in the area, while it is also close to downtown and has plentiful of large single houses with garden.


There are prestigious universities present in the area, such as Yeonse Univ, Ewha girls Univ, Seogang Univ and Hongik Univ.
There are many one-room and two-room units and officetels available for rent here. These small units are preferred by foreign businessmen and students and english teacher.
nowaday, young foreigner want to live this area.

Hongdae(= Hong-Ik Univ.)

Hong-Ik University is famous for fine arts.
Including Picasso street, there are many clubs and cafe.
in Friday Club day event, many foreigners and young persons is on street

Gangnam-gu / Seocho-gu

These areas include Samseong-dong, Banpo-dong, Bangbae-dong and Seocho-dong. Of particular note, the area nearby Bangbae Middle School is home to many French nationals with a French school and grocery market situated there.
There are a number of detached houses, villas and apartments for rent exclusively for expatriates.
The high-rise Samsung World Center and Human Touch, both in the Gangnam area, are exclusively for foreigners.


This area is known for its expensive detached houses and villas. Large houses are leased as embassy offices, while villas are rented to executives of foreign corporations.
The embassies of many South American and African countries are in the Pyeongchang-dong area, which has convenient access to downtown Seoul.

Sinyeong-dong / Gugi-dong

Many of the area's large houses are leased as embassy buildings, while its villas are preferred by executives of multinational companies. The official residence of some European ambassadors and the Japanese ambassador are in this area, which is near the Bukak Skyway and other tourist attractions.

Korean cooking is done on a range top- so your apartment will most likely just have a gas range for cooking. new officetel has electronic range.


You will notice other idiosyncrasies about your apartment that are different than the western style apartments. When you walk in the front door you will notice a small alcove, and perhaps an oddly shaped bookshelf by the door. Koreans always take off their shoes when entering a house- thus you are meant to take off your shoes in this alcove and put them on a shelf for the time that you are in the apartment. Never wear your shoes into a Korean household. Korean apartments are typically heated differently than western apartments- Korean apartments use a heating system called on-dol, which is essentially hot water pipes running underneath the floor. Koreans tend to sit on the floor a lot this is a logical way to heat a building in winter. Since heat rises, (I did learn something in high school physics…) this is an energy efficient heating system. Most apartments are heated using a hot water system, the same system that heats the floor also heats your hot water. Many apartments will have a complicated dial that switches the hot water between the floor and the shower. If you adjust the dial just right, you can have a freezing cold apartment and shower at the same time. Don’t try to figure this out on your own- ask a Korean for help.


Bathrooms are also configured differently in Korea- don’t expect a bathtub, and the shower may consist of a showerhead sticking out of the wall. Koreans don’t use shower curtains. This may seem odd at first, but the bathrooms are tiled and the floor is at a slight incline with a drain in it. Thus you can splash as much water as you like all over the bathroom without worrying about getting water on the floor. This also makes cleaning the bathroom a cinch- throw all your shampoo bottles in the living room, hose down your bathroom with the shower head- and presto- a clean bathroom. A word to the wise- also remove the toilet paper before hosing down your bathroom.


Don’t expect a clothes dryer- Koreans typically wash their clothes in a washing machine and hang them to dry on drying racks or clothes lines on their balcony.
All apartments will also come with a laundry room/balcony. There is a sliding glass door that opens to what almost looks like a closed in balcony. The floors are tile, there is a small closet and a large window. There is a laundry machine and a drying rack. The laundry machine is in Korean so ask for help the first time you use it. Some machines will sing a song when it is finished it’s cycle! There isn’t a dryer but the clothes dry fairly quickly. I either do laundry before school and it’s dry when I get home, or at night and it’s dry by morning.

-Blue Bus :
This type of buses will operate at higher speeds and access the median bus lane connecting suburban areas to downtown Seoul. The city government is partly in charge of its operation. The city has taken full consideration to introduce 3 kinds of buses belonging to the Blue Bus category: bendable bus, CNG (compressed natural gas) bus with a lower platform, and regular large-sized CNG bus. The blue color represents Seoul's skyline and Han-river to symbolize security and freedom.

-Green Bus :
Green bus will be flexibly operated by private bus companies, to connect major subway stations or bus terminals in downtown Seoul. It is similar with the city bus and the community shuttle bus currently in operation. Green stands for the mountains surrounding the city.

-Red Bus :
The red buses will be express buses designed specially for those commuting between downtown Seoul and the metropolitan area. The color red exudes energy of speed.

-Yellow Bus :
This bus will circle downtown Seoul and stop at stations for blue buses and major railway stations, as well as business, tourist and shopping areas. Yellow was selected for its dynamic and friendly image.

It requires advance payment of the total monthly rental for the entire lease period.
The contract is usually for 2-3 years.
There is nothing left when the lease contract is expired.
However, this is most common method of payment by foreign nationals who are to live in Korea for a certain period.

It is the combination of Jeon-Se and monthly Rental in foreign countries.
In this case, around 20% of the sale price is to be paid as the deposit (security), which will be paid back when the lease contract is expired.
Certain amount is paid every month as a monthly rental charge.
Normally, the method of Wol-Se is as follows.
Sale price : 100,000,000
Jeon-Se price : 70,000,000
Wol-Se : Deposit 10,000,000 and monthly rental charge 700,000
The more deposit you pay upfront, the lower your monthly rent - every additional W10,000,000 deposit you pay reduces your monthly rent by W100,000.
Two month deposit system(high monthly pay) is in some area.
This requires advance payment of the monthly rent at a set date every month for the entire lease term.
There are a few houses without deposit in Gangnam area.

70% of the house rental in Korea is on Jeon-se basis.
If the sale price of the house is 100, the Jeon-Se amount is normally around 60~80% of the sale price.
In Jeon-Se system, the tenant makes a deposit around 40%~90% of the sale price as the security and takes back the same amount when the lease contract is expired.
There is no monthly rental payment.

One rooms have a bathroom and kitchen area.
Some oneroom has fully furnished(more high price). because many student, unmarried people rent oneroom.

Actually it is not classified as one of house types in Korea by law.
It is for business purpose and not allowed to have a family life there in principle.

However, in reality, many single corporate staffs, office ladies and graduated students live there.
because of convenient, good security and privacy.

Further, officetel is normally located downtown in the places having a good transportation and entertainment facilities.

House Price Index in Korea means apartment price index.
The individual apartment price is announced by government in January every year for Taxation purpose.
The information on actual transaction price of apartment is also easily available through internet networks.

This house type is between apartment and Da Ga-Gu Ju-Taek.
This house type is allowed to have up to 4 stories and more than 20 households.
Separate property right is allowed to register by individual household.
This house type is mainly located in the relatively poor area along with Da Ga-Gu Ju-Taek,
And some of the area became a development target under so-called New Town project.

Ga-Gu means household.
The so-called Villa in foreign countries is Da Ga-Gu Ju-Taek in Korea.
There is no name, called "Villa" in Korea.

Total number of household in the house (single house building) is less than 19.
The land space of House building is less than 660squre meter
And the floor number is not more than 3 stories.

Total number of flat (household) is more than 20.
The height is more than 5 stories.
The apartment is the most preferred residential type by Koreans and the target of investment.
The speculation on real estate means the speculation on apartment in Korea.

Apartment complex is another small community, and each household has many obligations to keep as a member of its community.
For example, there is regular monthly gathering among themselves to discuss various issues relating to life, policy, etc.

There are several organizations in apartment complex.
The organization by housewives decide even the apartment price itself.

Despite many merits in apartment life, it is difficult for foreign nationals to live in apartment along with Korean families because of language barrier and difference in life style.
Renting an apartment are rarely include furniture or appliances.
Expect to live in an apartment, a fairly small apartment. Since Korea is one of the most densely populated countries on earth only the extremely wealthy or those in rural areas can afford to live in houses.
Korean apartments tend to be around 30% smaller than apartments in the USA or Canada.
Because Korea was rebuilt rapidly after the Korean war and the government wishes to alleviate the chronic shortage of housing, rows of identical apartment buildings march across the country side.

Dan-Dok means Single or Independent. Ju-Taek means House.
This house type is for single family.
The net space of house itself and the total land space must not exceed 600 squre meter, respectively.
Otherwise, it is subject to heavy Tax.
In Korea, this house type is popular in rural area, but not in deluxe type.
